In Lviv, the development of the site of the former regional sanatorium has been approved.

The territory of the sanatorium has been planned for development by the company "Avalon" for several years.

On Tuesday, December 31, the deputies of the Lviv City Council approved a detailed land use plan for the area around Konovaltsia, Zhytomyr, Hipsova, and Semyradskyi Streets. This plan includes the construction of a four-story residential complex on the site of the former cardioreumatological sanatorium, which was sold by the Lviv Regional Council to a company affiliated with the well-known Lviv developer "Avalon."

The detailed plan covers an area of 3.29 hectares, where the building of the children's cardioreumatological sanatorium is located at Konovaltsia Street, 114-116. In 2020, the Lviv Regional Council, led at that time by the current Lviv Regional Council deputy from "European Solidarity" Oleksandr Hanushchyn, successfully sold the sanatorium building to "Business Gallery 'Lev'" LLC for 37 million UAH after a second attempt. During the auction, the Lviv City Council urged entrepreneurs not to participate, as both the city and regional councils were in litigation over the property, which the LMR later lost.

Since February 2021, the owner of the buildings at Konovaltsia Street, 114 and 116 has been "Sky District" LLC. In May, the deputies of the Lviv City Council approved the development of the detailed land use plan for the area surrounding Konovaltsia, Zhytomyr, Hipsova, and Semyradskyi Streets on a second attempt. A few days later, Lviv Mayor Andriy Sadovyi vetoed this resolution.

In February 2022, an architectural competition was organized in Lviv for the best project for the construction of a residential complex on the site of the children's sanatorium, with local architects emerging as winners. Following this, the issue of the development of the site at Konovaltsia Street, 114-116 quieted down, but in February 2023, "Sky District" LLC again approached the Lviv City Council with a request to develop the detailed plan. In May, the deputies allowed the corresponding detailed plan to be developed, and in March, they leased the land under the sanatorium to "Sky District" LLC for 5 years for development.

The detailed plan envisages the construction of a four-story multi-apartment residential building on the sanatorium grounds, preserving and reconstructing the existing building at the center of the site. The residential complex is planned to accommodate 44 apartments for 128 residents. The first floors of the building are intended for commercial use. A parking area for 51-55 vehicles is planned under the building, with an additional 30-40 parking spaces to be arranged along the street and within the courtyard space.

"Sky District" LLC was registered in 2019 at Konovaltsia Street, 116. Oleksandr Ftomyn is listed as the director of the company, while the beneficiaries are "Avalon Incompany" LLC, owned by Lviv resident Alla Shamova, and the "Adamant" Closed Non-Diversified Venture Corporate Investment Fund.
