Plans are in place to develop residential housing on the site of the feather and down factory in Lviv.

A residential and community complex is planned to be constructed on the site of the former feather and down factory in Lviv. The relevant changes to the detailed plan for the area bounded by Lipynskyi, Promyslova, Horodnytska, and Beethoven streets (Change 1) have been published on the Lviv City Council website.

The area subject to changes in the detailed planning involves 12.5 hectares of the former feather and down factory. In 2021, the Lviv City Council deputies, in response to a request from LLC "LvivDevFactory," allowed amendments to the corresponding detailed plan. This company owns the property of the former factory.

The detailed plan outlines the development of a 0.49-hectare plot at 49a Horodnytska Street. Here, a multifunctional complex with above-ground and underground parking is proposed. The residential complex will consist of several buildings with varying heights of 5-6 floors.

To facilitate residential construction, the detailed plan proposes changing the designation of the former factory plots from industrial land to residential apartment development. Additionally, the detailed plan includes the construction of a multi-level interchange at the intersection of Lipynskyi and Promyslova streets, as well as the reconstruction and widening of Lipynskyi Street.

The public discussion regarding the proposed changes to the detailed plan for the area bounded by Lipynskyi, Promyslova, Horodnytska, and Beethoven streets (Change 1) will take place on January 9, 2025, at the Gnat Khotkevych City Palace of Culture located at 1 Kushevych Street. The meeting will start at 16:00.

The sole owner and director of "LvivDevFactory" is Yaroslav Rudyuk, who has positioned himself as the head of the marketing department at the construction company "Parus Development." Previously, he was the head of the homeowners' association "Residential Complex on Lipynskyi, 28," where the Parus residential complex is located. Rudyuk also managed LLC "Home Serv," which services the Parus City residential complex on Kulparkivska Street. In the 2020 elections, he ran for the Lviv City Council from "Varta" but did not succeed. Yaroslav Rudyuk was also a assistant to LMR deputy Valerii Veremchuk in the previous term.
