Lviv tops the ranking of Ukrainian cities with the highest property prices in new developments.

In the past six months, apartment prices in the primary real estate market in Lviv have increased by an additional 6%.

In the past six months, housing prices in the primary market of Lviv have increased by 6%, averaging 57,000 UAH per square meter. This is reported by the specialized portal LUN.

In second place in Ukraine is Kyiv, where the average price per square meter in new buildings is 54,000 UAH. Prices have risen by 10% over the past six months.

Uzhhorod also ranks in the top three. Here, apartments in new buildings have become 13% more expensive. Currently, the price per square meter of housing in the primary market in Uzhhorod is 49,000 UAH. According to Uzhhorod's mayor, Bohdan Andriiv, the population in Uzhhorod has increased by 35% since the war began, which is a key reason for the construction boom and significant price hikes in new developments.

Prices in Dnipro, which remains a hub for internally displaced persons from frontline areas, have also risen by 6% over the past six months. On average, a square meter in the primary market here costs 45,000 UAH.

In fifth place is Vinnytsia, where prices in the primary market have increased by 11% over the past six months. Currently, the price per square meter of housing in new buildings in Vinnytsia is, on average, 41,000 UAH.

The ranking of cities by housing prices in the primary market is as follows:

  • Kropyvnytskyi – 41,000 UAH (-6%);
  • Odesa – 40,000 UAH (+5%);
  • Chernivtsi – 40,000 UAH (+8%);
  • Poltava – 34,000 UAH (+3%);
  • Ivano-Frankivsk – 34,000 UAH (+10%);
  • Rivne – 37,000 UAH (+12%);
  • Lutsk – 37,000 UAH (+11%);
  • Zhytomyr – 30,000 UAH (+4%);
  • Cherkasy – 30,000 UAH (+9%);
  • Kharkiv – 29,000 UAH (+4%);
  • Ternopil – 29,000 UAH (+4%);
  • Chernihiv – 29,000 UAH (+1%);
  • Mykolaiv – 28,000 UAH (+4%);
  • Khmelnytskyi – 27,000 UAH (+7%);
  • Sumy – 26,000 UAH (no change);
  • Zaporizhzhia – 26,000 UAH (-11%).
